Since the original cost was 3 million.....and now asking 4 million--- one would have to start adding up his expenditures, to get a semblence of what the realistic profit would be ---even if he got the full asking price. He has had expenses with: hardwood floor replacement in the whole house. ...cabinets in the den, lighting and chandeliers in 2 spots, custom made furniture he might sell in the deal, the pool reno, the lighting, the gazebo, concrete work, terracing the earth on the side of the house to put his old furniture on, new dark glass on the front entrance side...and the list goes on, new security system and gates. Then one would have to add in the realtor fee, moving expenses. Etc etc What is driving him to move?? We will find out ...when he buys. . Yes, he's got lots invested over the initial $3million. Several hundreds of thousands I would imagine. Don't know the going RE agent/broker %...but even 5% would be $200,000. I kinda agree with Pattihum....seems like a recent decision. To me showing the house would have been lots easier while he was on tour...instead of right now while he and Pharaoh are living there. I know you have to screen folks and make appointments, etc....but it's still an inconvenience. Lets hope that ninjas find out where he moves to. We'll know if this house sells. Last time it was a giveaway by some other open house realtor comments so we knew he was looking and comments about a fern grotto led to the house. I can't remember the specifics...but we had clues.

Not sure what happened with my previous attempt to post but I'll try again. I'm a real estate Broker in Washington and I can tell you that Redfin is an online discount Broker based in Seattle. Redfin's claim to fame is low fees and rebates at closing. Generally their fee for selling the house is between 2% and 3%, the normal fee to the Broker that sells the house is between 1% and 1.5% and the rebate at closing comes from the Seller, they will figure a typical 5% commission and pay 3% out in commissions to their agent and the Buyer's agent and rebate 2% back to the Seller at closing. Sounds like a good idea but must agents stay away from showing Redfin listings because there are generally only a few local agents in each town, they are paid very little and they do very little in the process of the sale, most everything is left to the Buyer's agent. The other possibility is Redfin is advertising another agencies listing, which they can do as long as they are a member of the local multiple listing, but since it popped up so quickly on their site I would tend to think that the house is actually listed with them. I seem to remember Adam has relatives in Seattle and his Mom was/is a Realtor in California, maybe one of them is connected to Redfin in some way. This certainly wouldn't be the way I would go about selling my house especially if I was away from home a lot. I would go with a local agent that knows the market would be there to advise me and to act on my behalf if I was unavailable or out of town.
All that being said, it is my guess that he will barely break even considering all the upgrades he added since he purchased the house. I agree, seems like a recent decision and I can't wait to find out what prompted him to sell.

Some possibilites as too why he selling the house: 1) Garage to far from house and hard to drive into due to raised elevation to prevent flooding. 2) Not as much privacy with surrounding homes. 3) Poor parking for guests (street) and entry to home - deliveries, etc. 4) Short legged dog, too many stairs..... 5) Entertainment room too small. 6) No built-in bar.
I am thinking that maybe the new pool designer/outdoor furniture person, Justin Kryston, may have found a place that Adam likes. Justin was at the concert 2nd night Hollywood bowl. It's great business for him and he certainly is aware of a lot of high end homes.

Adam is not using a Redfin agent. The Agent is from Rodeo Realty in Beverly Hills. I learned about the listing this AM because I had made his house a favorite on my Redfin accounts hen he purchased it. They emailed me when it came up for sale. I like to follow real estate and the Redfin site has everything in the MLS service. When we purchased our current house we did use a Redfin agent to represent us and were given back thousands of dollars.

His home is beautiful and so personalized, I really hope that he is only leaving it for something grander and better for him.....I covet that gym set-up!
