If this timeline is correct: Dale on his Facebook Jan 12: "Adam Lambert just came through the open house. WHAT?!" ..."Very nice guy. Skinnier than I expected." Someone says 9:02pm: "I know you asked him if he has an agent ?!" Someone else says at 7:17pm: "What property? I showed him and his realtor (his mom I believe) our listing on {XXX} a couple of months ago. Guess he's still looking!" Dale's tweet to Adam was Jan 13 at 2:52 PM. Then: It is highly unprofessional to reach out and offer your services to someone you suspect or know already has an agent. That rule may or may not be codified in the regulations, but all realtors know that is an absolute no-no. If Dale does that often he will be completely shunned by other realtors....that said, client poaching goes on all the time and it is not pretty. He never offered to take Leila's place as a buyer's agent in his tweet. Maybe he has other properties for sale that he thinks Adam may be interested in. He probably knows Leila is his agent because: "Standard of Practice 16-10 REALTORS®, acting as buyer or tenant representatives or brokers, shall disclose that relationship to the seller/landlord’s representative or broker at first contact and shall provide written confirmation of that disclosure to the seller/landlord’s representative or broker not later than execution of a purchase agreement or lease. (Amended 1/04)" Leila should have told him so. What is unethical about suggesting other properties for sale as the seller's agent? Why would he want Leila's job since he's the seller's agent? Both he and Leila would benefit from the sale. I object to him tweeting about it, especially the property location. Heck, even without reading his second tweet, I found the property just from his tweet to Adam, so I sure hope Adam had already passed on it. Hey, you can scroll if not interested. The idea that Leila is being subjected to some Million Dollar Listing type drama because of a tweet is presumptuous to me and doesn't even make logical sense. Seller and Buyer Agents both benefit from a sale. To assume a realtor is out to get Leila, stymie her, steal her son from her as a client, ruin a potential sale, or some other mean thing, is silly.
