The other consideration regarding releasing old Queen material and Freddie cuts is, perhaps back in the day they were not deemed to be good enough, or to fit their other songs on an album, or whatever. There were reasons they did not see the light of day back then. Just like Adam has said he recorded about 50 songs for the TP era. When asked if we might get some on the new album he basically said "Nope."
I though Adam said that there were about 40 songs written for Trespassing -- and he would have been referring to demos, probably included many concepts/incomplete songs. That is a pretty typically number -- sometimes it is 200 songs to get an album.
This sounds like they have more that some left over demos....
So they have...the Lost Freddie Tracks...
2 to 5 unreleased Freddie tracks
There are some unrecorded Freddie Mercury songs --- that it would be "logical" to have Adam record
The 3 Michael Jackson- Freddy Collaborations
And collaborations with David Bowie, Andy Gibb, and Rod Stewart.
> Just happens to be about 12 tracks = and album.

The David Bowie collaboration is probably "Cool Cat" featuring David Bowie on backing vocals. This song, which has appeared on bootleg, was presumably recorded as a B-side for "Under Pressure" but was not used. The bootleg version seems to be a nearly finished version rather than a rough demo. Here is the bootleg audio:

There are at least two known Queen-Rod Stewart collaborations. We have 7 secs of the Freddie-Rod Stewart demo.
youtu.be/GKYM30YdAoc"Let Me Live" Brian has reported the existence of a tape, dating from 1976, of Queen and Rod Stewart singing a version of the song. This is believed to be a rough session and not a finished recording.

The Andy Gibb recording is probably "Play The Game" featuring Andy Gibb on vocals during the first verse.
This song was released on
The Game and as a single but not with Andy Gibb.

There is a lot of unreleased Queen material. Some other known recordings:
Early Queen/Wreckage/Smile recordings:Hangman - wreckage - may not exist but a Queen fan "holy grail"
Known unreleased recordings: Silver Salmon, Rock n Roll Medley (Jailhouse Rock, Bama Lama Bama Loo) possibly the first Queen recording, Polar Bear (Queen recording of the Smile song.)
Queen unreleased recordings:There are many, many reports of unreleased and alternative Queen recording. Most seem bogus to me.
One of the most interesting is "Assassin". It is an unreleased song from Innuendo era. Apparently, very similar in sound and style to the "Innuendo" track. Could have been original name for "Hitman" which is track #10 on
Innuendo.
Freddie recordings:Freddie was working on a cover album -- only one track was released "Great Pretender". There are reportedly only fragments recorded but it included "Smoke Gets In Your Eyes" (1986 studio sessions).
Freddie work with the band Trax in the 70's. This is supposed to be lost but it would be a nice find.

Unrecorded songs and demosThere are rumored to be hundreds of unreleased Queen demo recordings, and more songs that Freddie recorded on a tape recorder or wrote on paper.
youtu.be/5RpsZ47gWOkThere are also a lot of demos floating around from "Innuendo" sessions....
(this demo is about 10 minutes long -- skip the intro if you watch it.)

Freddie talked about the unreleased tracks in his last interview -- he said they were quite good.
In his last interview with Queen, Freddie believes it was to the band's detriment that they haven't used any of their previously unreleased tracks/ideas when moving on to a new album.

Finally, and of a lot of interest to me, there are a lot of alternate acoustic takes that have studio recordings. Some have been leaked. Here is Brian May, singing "Dreamer's Ball":
