It is not the same across California -- but on the West Side of LA up through Malibu and the canyons, most homes over around $1.5 million you can't just wander in for an open house. Not a hard and fast rule by any means -- but the nice homes with valuable artwork and furnishings almost always require a buyers agent. It is really not as much about the home price but more about what is in the home. My experience was the same in some other parts of California, South Florida, Sedona, Santa Fe, and NYC. Once upon a time I was a high powered RE agent in La Jolla. We had open houses on very expensive houses all the time. It is all so local. I sold two luxury homes on the West side of LA (one in Malibu, one in the hills) and never had a public open house, but sold an equally expensive property on the East side of LA and had regular open houses.
In Beverly Hills and Santa Monica (where a one car garage costs $500K) they have regular open houses for very expensive homes -- as long as a celebrity is not involved or it is a true mansion. I think the difference may be areas with properties that are secluded and in non-traffic areas, and not vacant/unfurnished.
In any case, back to Adam.
ETA: He has an interesting problem. His level of celebrity requires that he have a secure, private home -- and his friends and life is centered on the west side of LA -- that pretty much puts him in the Hollywood Hills or maybe a bit west. I can't see Adam going West of the 405. I guess he could go over the hill to the other side {shudder}.

Does white wine count as clear liquids? Haha....Linda..I feel your pain...or I should say, I felt your pain just 5 short days ago!! My only advice is: shun the drugs! It is not that bad a process and if you don't do the drugs, you can get off the table feeling fine instead of whacked out for hours, at the very least....just my personal preference  good luck.. hmmmm tie to Adam....ummmm errrrrrr.... |

Someone correct me if I am wrong. But I think at this price point you do not just "drop in" to view the open house. Not sure how it would work but I suspect you are on a list of acceptable people to view the house. eta: just a comment on Adams gold bracelet. I think on anyone else I would put it in the OTT, déclassé bracket but on Adam... Well it not only works but looks damn good. You are correct. These usually require that you are accompanied by a buyers agent and are prequalified to make a purchase in the price range. Why bother with an open house then? Why not just go see the place the usual way? |
